OVERVIEW

Senior Property Accountants partner with the Divisional Vice Presidents to prepare, review, and reconcile financial information for assigned communities/resorts. They complete adjusting journal entries to the general ledger to ensure the financial statements accurately reflect operations for each community/resort. They also assist the Property Accounting Supervisor with the preparation of consolidated financial statements, maintenance of corporate general ledger, and preparation and/or analysis of special reports. They review the work of Associate Accountants and participate in training of new staff and members of operations.

JOB DUTIES

  • Reviews and analyzes financial results from field operations.
  • Ensures proper accounting of all operating functions impacting property P&L.
  • Identifies opportunities for streamlining and improving processes; develops and implements training and communications to improve all financial aspects of property and field operations.
  • Reviews monthly reconciliations and tasks assigned to Associate Accountants, offering assistance where needed.
  • Assists Property Accounting Supervisor in training of new staff.
  • Trains the field in certain areas of expertise, such as the use of various systems, accruals, and capex requests.
  • Verifies accuracy of transactions completed by Community/Resort Managers by reviewing End of Month property reports. Prepares adjusting journal entries for each community/resort to ensure financial statements accurately reflect operations.
  • Assists Divisional Vice President with addressing issues and/or questions related to the monthly financial operating results of each community/resort and provides analysis of actual vs. budget variances.
  • Analyzes and reconciles the activities in certain balance sheet accounts such as cash, prepaid expenses, accrued receivables/payables, and other assets/liabilities. Prepares adjusting journal entries and schedules as needed.
  • Reviews and approves all Accounts Payable invoices for appropriate GL coding and proper GAAP accounting treatment.
  • Prepares work papers for quarterly reviews and annual audits as assigned.
  • Performs complex, multi-entity tasks that involve research and reconciliation of accounting data.
  • Takes an active lead in coordinating accounting-related matters within Accounting and other departments and identifies procedures to accommodate growth and new business.
  • Establishes, leads, or serves on committees to help resolve issues. Produces written procedures on the new policies and trains the affected team members.
  • Assists Property Accounting Supervisor with corporate GL maintenance and preparing consolidated financial statements.
  • Works with Debt and Investor Relations to resolve property level inquiries.
  • Reviews and identifies other accruals on a proactive basis.
  • Completes return on investment analysis for expansion jobs.
  • Reviews community activity, understands and supports preparation of capex requests.
  • Other duties as assigned.

REQUIREMENTS

  • Bachelor's Degree in Business, Accounting, or related field (Required)
  • 3 years experience in a staff accountant role, preferably in a multi-entity organizational structure.
  • 2 years experience booking accruals, reviewing financial results, and providing explanations for variances.
  • Knowledge of advanced bookkeeping principles and practices.
  • Good analytical, organizational, and problem solving skills.
  • Strong written and verbal communication skills.
  • Excelled computer proficiency in Microsoft Word and Excel, as well as the ability to use email and internet.
  • Ability to follow complex verbal and written instructions.
