Property Accountant
Overview
Job Duties
- Reviews and analyzes financial results from field operations. (Essential)
- Ensures proper accounting of all operating functions impacting property profit and loss statements. (Essential)
- Identifies opportunities for streamlining and improving processes; develops and implements training and communications to improve all financial aspects of property and field operations. (Essential)
- Verifies accuracy of transactions completed by Community/Resort Managers by reviewing end of month property reports. Prepares adjusting journal entries for each community/resort to ensure financial statements accurately reflect operations.
- Assists Regional Vice Presidents with addressing issues and/or questions related to the monthly financial operating results of each community/resort and provides analysis of actual vs. budget variances.
- Analyzes and reconciles the activities in certain balance sheet accounts such as cash, prepaid expenses, accrued receivables/payables, and other assets/liabilities. Prepares adjusting journal entries and schedules as needed.
- Reviews and approves accounts payable invoices to ensure accurate general ledger coding and compliance with generally accepted accounting principles.
- Prepares work papers for quarterly reviews and annual audits as assigned.
- Performs complex, multi-entity tasks that involve research and reconciliation of accounting data.
- Proactively leads coordination of accounting-related activities across the accounting team and other departments, while identifying and implementing process improvements to support growth and new business initiatives.
- Establishes, leads, or participates in committees to address and resolve operational issues. Develops written procedures for new policies and provides training to impacted team members.
- Assists Property Accounting Manager with corporate general ledger maintenance and preparing consolidated financial statements.
- Work with debt and investor relations to resolve property level inquiries.
- Reviews and identifies other accruals on a proactive basis.
- Completes return on investment analysis for expansion jobs.
- Other duties as assigned.
- Reviews community activity, supports capital budget planning and overages, approves job openings, assists with fund transfers, and works with leadership to manage fund allocation.
Requirements
- Bachelor's Degree in in Business, Accounting, or related field (Required)
- 3 years in experience in a staff accountant role, preferably in a multi-entity organizational structure (Required)
- 6 months in experience booking accruals, reviewing financial results, and providing explanations for variances (Required)
- Knowledge of advanced bookkeeping principles and practices
- Good analytical, organizational, and problem solving skills
- Strong written and verbal communication skills
- Excelled computer proficiency in Microsoft Word and Excel, as well as the ability to use email and internet
- Ability to follow complex verbal and written instructions
- Must have a valid driver's license
