Job Summary

The Capital Planning Analyst supports the Director of CapEx Strategy in executing capital planning, budgeting, and reporting processes across the organization. The role is responsible for maintaining accurate capital project data, performing detailed financial and operational analysis, and generating insights that drive effective capital allocation and decision‑making. This position analyzes planned and active capital projects, prepares financial models and reports, monitors budget performance, and collaborates with cross‑functional teams to validate information and identify risks, trends, and opportunities. The analyst also contributes to long‑term capital planning, ensures adherence to internal controls, and prepares materials for senior leadership.

Job Duties

  • Compiles, reviews, and analyzes data related to planned and active capital projects across the portfolio. (Essential)
  • Maintains and enhances the centralized database of capital projects to support planning, forecasting, and reporting. (Essential)
  • Supports the development and maintenance of long-term CapEx (capital expenditure) plans. (Essential)
  • Performs financial analysis on proposed projects, including return on investment, payback, and prioritization metrics. (Essential)
  • Prepares recurring and ad hoc reports on capital budgets, spend, and project performance. (Essential)
  • Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
  • Supports budget development and tracks variance to approved capital plans.
  • Coordinates with operations, construction services, finance, and third-party partners to gather and validate project information.
  • Identifies trends, risks, and opportunities within capital data and recommends actions to the Director.
  • Supports review of budget approvals and change orders to ensure alignment with policy.
  • Assists in maintaining internal controls related to capital expenditures.
  • Prepares materials and analysis for senior leadership presentations.
  • Maintains accuracy and integrity of data across systems and reporting outputs.
  • Handles confidential information appropriately.
  • Other duties as assigned.

Requirements

  • Bachelor's Degree (Required)
  • 3 years in of experience in real estate, finance, or analytics (Required)
  • Ability to use Microsoft Office Suite (Office, Excel, Word, etc.)
  • Demonstrated ability to leverage modern technologies (including AI-enabled tools, data automation, and integrations
  • Ability to remain organized, plan schedules, prioritize duties, and manage multiple competing priorities
  • Ability to interact, develop, and maintain positive professional relationships with all levels of stakeholders, both externally and internally
  • Ability to track and meet deadlines with minimal supervision
  • Ability to collaborate cross-functionally and maintain clear, consistent communication with key stakeholders
  • Excellent communication and presentation skills
  • Ability to respond outside of normal work hours
  • Strong problem-solving skills
  • Ability to travel as needed
  • Must have a valid driver's license
