Job Summary

Lead Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of Sun’s communities. This includes being responsible for the upkeep of property grounds, facilities, and equipment. Additionally, this position assists the Community Manager with higher level functions including mentoring maintenance team members, maintaining inventory and logs, as well as assisting with capital expenditure projects.

Job Duties

• Assists Community Manager in establishing and prioritizing the daily work of maintenance team (Essential)
• Maintains inventory of equipment, tools, and supplies (Essential)
• Assists manager with supervision of service contractors (Essential)
• Completes minor repairs to rental homes and facilities as needed (Essential)
• Ensures the community is presentable and inviting at all times and that it adheres to Sun's curb appeal standards (Essential)
• Cleans building facilities such as clubhouse, community offices, restrooms, laundry areas, and maintenance garage (Essential)
• Performs general maintenance tasks including weed control, snow removal and salting, weed whipping, raking, planting flowers/shrubs, spreading mulch/woodchips/stones, landscaping, and removing tree limbs damaged by adverse weather conditions
• Reports any maintenance issues and concerns that may be identified while performing daily duties
• Prepares all maintenance-related logs in accordance of the Operations Manual
• Inspects and repairs irrigation system regularly to ensure it is working properly
• Maintains vacant sites, including strap-downs and removal of trash and debris
• Ensures all community streets and public access routes are free of hazards
• Performs testings related to the water system, sewer system, or on-site water meters, including reading, repairing, and installing water meters
• Completes checklists of condition of community or sites prior to and after resident occupancy
• Inspects playground area and equipment, pool/spa area, and other recreational amenities to ensure everything is in good condition
• Assists with the proper spotting of homes upon move-in and move-out
• Maintains community pool(s), tests chemical levels, and adjusts appropriately
• Ensures trash/debris is emptied and picked up daily from common areas and streets
• Issues resident rule reminders and violation notices, following-up as needed
• Collaborates to establish emergency maintenance on-call schedule
• Follows safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies
• Other duties as assigned
• Purchases equipment, supplies, and services with manager approval as needed

Requirements

• High School Diploma or GED (Required)
• 6 months in previous maintenance experience in the apartment or manufactured housing industry (Preferred)
• 6 months in snow removal experience, including operating a plow truck (if applicable) (Required)
• 6 months in demonstrated knowledge of and broad experience in general maintenance techniques and repair work (Required)
• Ability to endure seasonal temperatures as working conditions require constant outdoor work
• General knowledge of plumbing, electrical, and grounds maintenance
• Proficient skills in operating various hand tools, power equipment, and commercial machinery
• Ability to provide legible written reports
• Ability to work well independently as well as on a team
• Must be able to lift at least 50 pounds
• Basic computer proficiency including the ability to use email and internet
• Availability to respond to community needs during non-business hours while on-call
• Must have a valid driver's license
