Groundskeeping Supervisor

We're looking for a Groundskeeping Supervisor to oversee a team performing grounds maintenance at one of our manufactured housing communities.

OVERVIEW





As a Groundskeeping Supervisor you'll be responsible for the overall upkeep of community grounds, facilities, streets, equipment and utility systems at an individual property. You'll also supervise and oversee a team of Groundskeepers, and ensure residents receive quality customer service.



JOB DUTIES

  1. Establish and prioritize daily work of groundskeeping team; follow-up on work assignments to ensure efficient, thorough completion of assigned work orders.
  2. Oversee and assist team with upkeep of grounds including lawns, pools, streets, curbs and gardening/landscaping; ensure trash and debris is picked up from common areas and streets on a daily basis, and common area trash containers are emptied.
  3. Ensure lawns are manicured appropriately; regularly treat weeds, weed whip, rake leaves, plant flowers and shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut and remove tree limbs damaged by adverse weather conditions, and other lawn care services as necessary.
  4. Inspect irrigation system regularly to ensure it's working properly; repair as needed.
  5. Coordinate team member selection, training, scheduling and development of direct reports and ensure all team members comply with appropriate policies and procedures.
  6. Prioritize and resolve community service requests; maintain records of type and frequency of service requests received.
  7. Ensure staff is performing duties in a safe manner, adhering to all safety procedures and properly using safety equipment.
  8. Perform water testing and other duties related to a well-water system or on-site water meters, if applicable; ensure water samples are taken regularly.
  9. Maintain vehicle/equipment maintenance logs and ensure proper maintenance of community vehicles.
  10. Ensure safe storage of hazardous chemicals and/or equipment.
  11. Issue resident rule reminders and violation notices and follow-up as needed.
  12. Assist with move-in procedures; prepare and oversee lot modifications, supervise contractors and maintain exterior of model homes until sold.
  13. Identify and mark lots for home arrivals.
  14. Assist with selection of contractual services as requested.
  15. Review exterior improvement and tree maintenance/removal requests.
  16. Maintain inventory of equipment, tools and supplies; purchase equipment, supplies and services as needed with manager approval.
  17. Meet with manager daily to report on status of scheduled work; notify manager of any unsightly or hazardous conditions and recommended solutions.
  18. Other duties as assigned.

REQUIREMENTS

  • High School Diploma or GED
  • Minimum of 2 years groundskeeping experience, preferably in the manufactured housing industry
  • Previous supervisory experience, preferred
  • Demonstrated leadership abilities
  • Knowledge of general grounds maintenance techniques
  • Ability to endure seasonal temperatures as working conditions require constant outdoor work
  • Valid driver's license and good driving record
  • Proficient in operating various hand tools, power equipment and commercial machinery
  • Excellent organization and communication skills
  • Ability to lift at least 25 pounds
  • Basic computer proficiency including the ability to use email and internet
